About the Project
Ma Sarada is an affordable residential project on the outskirts of Bangalore, about 90 minutes from the city centre. It marked a Kolkata-based developer’s first entry into the Bangalore market, making trust-building a key challenge for this new-age brand. With no construction started and the site surrounded by open farmland, the developer needed a strong way to communicate the project’s vision. They introduced a high-fidelity visualization platform and a dedicated Experience Centre—not just as a sales tool, but as a brand-building asset for market entry. This immersive setup helped buyers explore the project digitally, clearly conveying its scale, lifestyle, and future potential while building early trust.

Every customer journey began in the AV briefing room, where the project’s vision, location context, and connectivity were showcased through a cinematic presentation. This was delivered on a 10ft x 8ft LED display (P1.8) with iPad integration, enabling a seamless and interactive presentation experience.

Sales executives guided buyers through the entire development using a real-time visualization platform on large touchscreen displays, allowing them to explore apartment layouts, outdoor spaces, and community amenities interactively.

Buyers could personalize the experience by adjusting lighting scenarios such as evening views, selecting custom camera angles, and capturing high-resolution screenshots of their preferred spaces.

The interiors shown in the visualization were replicated exactly in the physical sample flat, ensuring complete consistency between the digital experience and the built environment.
Challenges
Remote Location: The project location outside Bangalore made it a tough sell, as buyers struggled to understand connectivity and the long-term potential of the neighbourhood.
Zero Site Tangibility: Sales began before any physical development—construction status: zero excavation, not a single pillar standing. With nothing tangible on-site, technology became the only bridge to reality.
Limited Site Context: The surrounding area consisted largely of open farmland and undeveloped land, making the project appear isolated. It was crucial to build a positive relationship and trust with buyers even before they experienced the barren site.
Technology
- The visualization platform was powered by Unreal Engine 5, enabling cinematic visuals with real-time interactivity during sales presentations.
- Procedural Content Generation (PCG) was used to create a large surrounding environment, extending the visual landscape up to 15 kilometres to transform the barren site into a realistic neighbourhood context.
- The platform also included 10-kilometre vicinity mapping to visually communicate connectivity to roads, infrastructure, and the airport.
- To maintain performance, the system used voxelized foliage rendering, Mega Lights, and LOD optimisation, and was deployed in a dedicated Experience Centre with touchscreen displays and a large LED presentation wall.
The
Results
The Experience Centre significantly enhanced the sales team’s ability to communicate the project’s value, especially during the early, pre-construction phase.
The visualization platform saw 100% adoption across five sales executives, who used it for every single walk-in—making it a core part of the sales process rather than an optional tool.
The clarity provided by the immersive experience led to faster and more confident decision-making. In one instance, a sales executive closed four clients in four consecutive meetings over two days, demonstrating the platform’s effectiveness in driving conversions even with zero on-site development.
Overall, the solution helped build early trust, simplify complex communication, and turn a difficult-to-sell, barren site into a convincing future vision for buyers.
