Nahar Realty, a developer with a 35-year legacy in Mumbai, sought to create a market-defining sales experience for their signature Chandivali Valley project. The primary challenge was to transparently communicate the project's scale, complex terrain, and unique lifestyle: particularly its integration with an adjacent Miyawaki forest. BST delivered a state-of-the-art immersive experience on a 13.5 ft LED wall, powered by Unreal Engine 5.4. This tool became the mandatory first touchpoint for 100% of visitors, blending architectural accuracy with environmental realism to standardize the sales narrative, build immediate buyer confidence, and secure a first-mover advantage in the Chandivali micro-market.

Objective

  • Market Leadership: Be the first in the Chandivali micro-market to deploy a sales experience of this scale and fidelity.

  • Total Transparency: Provide a clear, holistic understanding of the masterplan, tower orientation, complex elevations, and amenity locations.

  • Chandivali Valley is a landmark residential development within Nahar's extensive "Amrit Shakti" township. Positioned on complex, elevated terrain, the project's key USP is its unique "valley" lifestyle, framed by a dense, developer-cultivated Miyawaki forest.

  • Static images and traditional models were insufficient to convey the project's true scale, sightlines, and seamless integration with the surrounding nature. Nahar Realty’s objective was to create a unified, immersive sales experience that could overcome these challenges.

Zone 1

The 4-Step Customer Journey:

The Immersive AV Presentation (The "Digital Twin"): Multiple families are gathered in the AV room, where a sales executive presents the entire project on the 13.5 ft x 8.3 ft LED wall using an iPad controller. This is the first, mandatory touchpoint.
The Physical Scale Model: After seeing the project's scale and lifestyle digitally, customers move to the physical model to reinforce the masterplan layout.
The Sample Flat: Visitors tour the 3BHK sample flat, allowing them to physically touch and feel the finishes that they just saw represented with 1:1 accuracy in the digital twin.
The Discussion Room: The journey concludes in private discussion rooms for final queries and closing.

Digital & Physical Experience Details

AV Room Design: The physical space, designed by Studio West, was curated with controlled ambient lighting, acoustics, and neutral tones to focus all attention on the 1.8mm pixel pitch LED wall, ensuring a crisp, glare-free presentation.
Architecture & Landscape: The digital twin meticulously modeled the architecture from Hafeez Contractor and the landscape design from Green Space Alliance (GSA), ensuring the towers were oriented to maximize views and avoid overlooking each other.
Amenity Visualization: The platform showcased all experiential zones, including: Central Podium & Heritage Tree Plaza

Clubhouse, Pool, and Gym
Kids’ Play Area & Senior Citizen Zone
Vicinity & Connectivity: The experience included modules overlaying nearby social infrastructure, employment hubs, and leisure options, contextualizing the project within the mature Powai-Chandivali ecosystem.

The Core Challenges

The BST team and Nahar identified three core challenges that the technology had to solve:

Complex Terrain & Elevation: The project is not on a flat plot. It's built on a hilltop with significant elevation changes. Modeling the roads, podiums, and building bases to appear seamless and accurate was a primary geometric hurdle.
The Environment as a USP: The Miyawaki forest wasn't just a background element; it is a primary, tangible asset "touching the project." It required massive environmental modeling and heavy optimization to run smoothly in real-time.
High-Fidelity, High-Performance: The client required photorealistic quality that could run flawlessly on the large-format LED. This meant balancing complex assets, like the high-poly "Heritage Banyan Tree," with real-time performance, and mastering dynamic lighting (Lumen) across vast exterior scenes and detailed interiors.

Technical Deep Dive: Overcoming the Challenges

The project was built on Unreal Engine 5.4, leveraging its most advanced features to meet the client's vision.

Solving Complex Geometry & Assets

Challenge: The heritage Banyan tree model was "extremely high-poly," killing performance. The building's façade design also changed on every floor, increasing complexity.

Solution: The team manually re-modeled and optimized the Heritage Tree, drastically reducing its polycount without sacrificing its signature silhouette. Nanite was used extensively for the complex, repeating geometry of the building façades, jaali meshes, and balconies, allowing for micro-geometry detail with near-zero performance cost.

Breathing Life into the Forest: A Custom PCG System

Challenge: The dense, multi-layered Miyawaki forest and podium greenery needed to be realistic, art-directable, and highly performant.

Solution: The team built a brand-new Procedural Content Generation (PCG) system from scratch. This custom spline-based tool gave developers precise control to mix different species of grass, vary height and density across zones, and dynamically manage Level of Detail (LODs), ensuring lush visuals that ran smoothly in real-time.

 Mastering Light & Atmosphere

Challenge: The team identified lighting and cameras as the single biggest technical hurdle: balancing the bright, expansive mountain vistas with the accurate, subtle lighting of apartment interiors.

Solution: The team used Lumen for real-time global illumination, allowing customers to see accurate light and shadow play at any time of day. They authored multiple camera rigs and post-process volumes, creating a "camera pipeline" that dynamically switched focus and exposure rules based on the sales script, ensuring both epic vistas and intimate interior views were perfectly composed.

A Novel Two-Stage Installation:

The operations team faced significant delays as the AV room's interior work was incomplete. To save time, they implemented a new two-stage process: Phase 1: Installed the heavy-duty LED frame only. Phase 2: Allowed the interior design team to complete all civil work, plastering, and painting around the frame. Phase 3: Returned to mount and calibrate the final LED panels in a clean environment.
This agile approach minimized downtime and coordinated complex dependencies.

Training & Adoption:

The BST team trained a combined group of 25+ sales executives, closing managers, and channel partners. The sales team was "extremely happy" with the tool, as it empowered them to convey the project's complex USPs with confidence and clarity.
